Rising in popularity is an alternative to timeshares - Condo Hotels. Condo Hotel are rising in popularity, especially in areas like ours!

The SEC (US Securities and Exchange Commission) view is that selling condo hotel units combined with a rental arrangement or similar service constitutes the offering of a security. We know you want to know about these things, but because of that there are some questions but I cannot answer for you:

Will I break even?
Will the condo hotel appreciate?
Is this a good Investment?
What will my condo hotel be worth in a month/year?
What will I receive as income?

Short Sales - When you do NOT need one

As a Florida Mortgage Professional, I get calls and emails all the time from worried homeowners wondering if they should start Short Sale Proceedings.
There are a few ways to decide whether it is worth it or not. You see... a Short Sale is a method for reducing your debt. It is NOT Free though. It has its costs and they are not all short term.
The most obvious negative effect is to your Credit. A Short Sale is a "derogatory". That means that you will have significant damage done to your credit.
Even though a Short Sale is not nearly as bad for your credit as a Foreclosure, it will nevertheless stay on your file for years and will affect:

The Interest Rate on your next house
The Finance Price or Lease Payment on your next car

Marco Island | Wood Frame Construction

Many times I am asked should I purchase a wood framed home on Marco Island Florida? There are lots of questions surrounding wood framed homes and I think it is important to share some of the information that I have gathered over the years.

I recently showed a wood framed home to a prospective buyer. They got extremely nervous about it because of the risk with termites and their belief that these homes are not "hurricane proof". Bottom line is even CBS homes have wood in them, they are less resistant to termites because they have less wood in them. One thing worth noting is that there is virtually no inspection by any building officials of the quality of the block or mortar used in the construction of Concrete Block Walls (CBS). Environmentalists point out that it takes 6-8 times the energy to construct a wall of brick or CBS as opposed to an all wood wall.

Here are the PROS to Wood Frame Construction:

Wood has four natural properties that make it the preferred all around building material here in South Florida. -- Strength, Insulating capacity, Durability, Warm natural appearance and beauty.
Wood is not as dense as it looks. Unlike CBS wood allows a home to "breath" thus stay warmer in winter and cooler in the summer.
Termites are a threat to any type of structure wood or CBS. Termites burrow through concrete or eat through wood. They often breed in the dark, damp, empty cells of a concrete block wall. This is why termite proofing protection is required during the construction of all types o new homes and is a prerequisite for a mortgage.
Many woods are resistant to decay including redwood, Cedar and Cypress.
Many of Palm Beaches oldest and most notable wood homes are still in excellent condition because the lignin that cements its cells together is not only very strong, hue is largely impervious to water and the extremes of heat and cold.
Wood accepts stains and other finishes that can achieve different visual effects, or can be coated at the factory with new super finishes that have a guaranteed long life.
It would take a concrete wall 5 feet thick to equal the insulating quality of just 4 inches of wood.
Wood insulates 6 times better than brick, 15 times better than concrete, 1,770 times better than aluminum
One of the most surprising qualities of wood is its incredible strength. A wood block just 1 inch square and 2.5 inches long, weighing only 3/4 ounce can support 10,000 pounds (the weight of three cars).
Practically all wood building materials and wood structures go through many stringent inspections by quality control engineers in the mills as well by building inspectors in the field.
When wood sheathing is fastened to wood wall and roof framing, the entire structure becomes one unit, giving and recovering under stress. When built to the new existing codes, wood frame construction will survive far better during a hurricane.

About Termite Protection

Not all wood frame homes on Marco Island are bad. I strongly suggest that if you are considering purchasing a wood frame home that you have it fully inspected and make sure that you have termite protection with a licensed professional.

Living in Southwest Florida, I have weathered a few hurricanes, the only time that I really felt comfortable was the time I spent in a wood frame home. In fact I slept soundly during the experience unlike the neighbors that weathered the storm next door in a concreate block home. And they are definitely a lot cooler in the heat of summer. Every type of construction has pros and cons, and I would suggest that you do your research if you have questions.

Memorial Day is a time to remember those that served this country and lost their lives. Most people think that Memorial Day is a three-day weekend with party and celebration with friends of family.

Do you really know the reason behind Memorial Day?

So as you enjoy the Indianapolis 500, BBQ picnics with friends and the official launch of summer, take a moment to remember the reason for the day. To remember those that served our country. So at three o'clock tomorrow, take a moment and pause and pay tribute to those that died in service of our freedom.

To help re-educate and remind Americans of the true meaning of Memorial Day, the "National Moment of Remembrance" resolution was passed on Dec 2000 which asks that at 3 p.m. local time, for all Americans "To voluntarily and informally observe in their own way a Moment of remembrance and respect, pausing from whatever they are doing for a moment of silence or listening to 'Taps."

"Memorial Day is a United States federal holiday that is observed on the last Monday of May (observed this year on 2007-05-28). It was formerly known as Decoration Day. This holiday commemorates U.S. men and women who have died in military service to their country. It began first to honor Union soldiers who died during the American Civil War. After World War I, it expanded to include those who died in any war or military action. One of the longest standing traditions is the running of the Indianapolis 500, which has been held in conjunction with Memorial Day since 1911."

IRS Tax Deductions from your Mortgage

As tax time is upon us and with all the talk about recession, politics and the housing market, most people are not focused on the fact that we are only ten days from tax day.

So if you are a procrastinator as is the American-way, remember to plan for some of your Mortgage and Real Estate related tax deductions to save some money this year.

Here are a few places to save:

1) Discount Points - Lender Discount Points are seen by the IRS as pre-paid interest charges.

2) Pre-paid Interest - your closing statement shows prepaid interest depending on how many days you will be in the property in the month you close.

3) Pro-rated Property Tax any property tax you pay at the closing table is deductible

4) Origination Points - Broker fees or Points are also considered pre-paid interest.

5) PMI/MIP - Mortgage Insurance on a loan that is over 80% Loan to Value (LTV) is deductible

Where to consult your Accountant for sure:

6) HELOC / Equity Line - interest on your 2nd Mortgage or Home Equity Line of Credit may be deductible.

7) Second Home - this is a grey area. Your accountant knows the rules on deducting mortgage interest on 2nd home mortgages.

8) Depreciation - Investment properties only!! !

My Professional Advice:

You have your closing package from when you closed your property neatly filed away, right? (nudge nudge)

Get it out and take it with you when you visit your tax preparation specialist or CPA. Make sure to have your Accountant review your closing statement and IRS Form 1098 that you will receive from your lender in the mail.

Your accountant will then make sure you get credit for all your deductions.

Listening to the News - Local in Florida or National on CNN, Headline News or MSNBC - you learn that there is a big chasm in the interpretation of "The Market" and what that actually refers to.

To some, "The Market" is a MacroEconomic entity that encompasses all the good and especially the bad from "Sea to Shining Sea". It also includes the downturn of housing prices in Florida, the Subprime Mortgage Meltdown, and all things in between.

Unfortunately, "The Market" should be viewed through a MicroEconomic looking glass if you are really strategizing and analyzing properly.

Comparing Daytona Beach Florida versus Sebring Florida is apples to oranges but too many people have been slinging mud about "The Market" without realizing how sweepingly generalities as such just prove their own susceptibility to myopia.

So when you hear someone say, "The Market"... figure out which one they are talking about. The national Morning News generality or the local real estate professional's local perspective.

LEARN HOW TO PROTECT PARADISE ON JANUARY 25th Florida-friendly landscaping seminar planned for residents

Marco Island, FL--The City of Marco Island, the City’s Beautification Advisory Committee, the University of Florida and the Project Greenscape staff will host an educational seminar for homeowners on January 25th at Mackle Park. This seminar will be 2:00 p.m. to 4:00 p.m. and will cover the benefits of Florida-friendly landscaping. Specifically, the benefits that could save time, energy and money while protecting our fragile environment.

"The quality of life on Marco Island is directly impacted by the quality of the environment," said, Councilor Terri DiScuillo.~ "Programs like this will continue to promote the citizen’s education about our environment and ways they can commit to be environmental stewards."

The presenter for the workshop is Cathy Feser, Urban Horticulture Agent, University of Florida Collier County Extension Office who will speak on "Landscape Principles for Marco Island".
"It is important that we educate Marco Island homeowners and residents about using native and Florida friendly plant material in our yards and gardens," said Alan Brown, a member of the City's Beautification Advisory Committee. "It is timely that this workshop is being presented when Marco Island is facing stricter water use regulations for our gardens."

The workshop is one of the Beautification Advisory Committee's annual activities and is consistent with their goal to beautify Marco Island through community education.

This time of year, everyone wants to be a prognosticator of what lies ahead for the coming year in the world, the US, the economy and the Real Estate and Mortgage Industries. It is funny how many differing reports we get from so many different sources.

The hardest thing to swallow, though, are the reports from people who really have no clue what they are talking about - Jim Cramer - or who report on an entire Industry and panic the local markets!

Local markets are what I like to focus my efforts on... why? because you can really see how effective or how ineffective the national news really are!

It is important whether you are a Realtor, Buyer, Seller, Mortgage Broker, Banker, Investor, or Journalist to realize that there is "The Market" and there are sub-markets within each Region, State, County, City, Municipality, School District, Community, Developments, Neighborhood and even within neighborhoods themselves that will have their own individual ups and downs.

This means that while "The Market" may remain bleak or "bloody" as some luxury condo developers are saying to me... the sub-markets may be rosy!

So my advice to all lookers is to really observe each market and sub-market individually. Know the ins and outs...

Maybe the community where you want to buy/invest has hit bottom already.
Maybe you don't have a lot of time to keep watching because prices may start ticking up.
Perhaps rates are so favorable right now that you should not pass up a great opportunity
Perhaps a new development is popping up and it would be a great time for you to buy affordable pre-construction

Remember... the market is fickle...but the submarkets are even moreso. What one person thinks about their surroundings may not fit all surroundings. Working with Real Estate and Mortgage professionals that can help you sift through all the negativity and see the real picture is the only way to proceed in this market.

Banker or Landlord - Which would you like to be?

Yes, you read that title right... Why not be the Banker instead of the landlord? For years we have been taught that owning rental property is the way to go. But what if you were the banker? All the profits and none of the headaches.

Investing in mortgages in Western New York is certainly not a new thing. I have studied hard to create a product and bring it to the Western New York market in such a way that the normal every day working person can participate and profit. Using our product, investment mortgages are not just for the big guys any more.

It was my desire that a product be brought to the market that would offer the working person a chance to make better than average returns, with some sort of safety net as back up in case of default. There is no investment that is without risk. We do everything we can to mitigate the risk and management of your investment; however it is always my recommendation to consult with your legal/accounting professionals before taking on any investments.

Before we start let me answer some of the most common questions that I come across about mortgage investing in WNY:

Q: What is DREAM?
A: An acronym for DeFranco Real Estate and Mortgage

Q: What is a mortgage?
A: A contract that pledges a specific property as security for payment of a loan. The loan is detailed in a Note.

Q: What is a first mortgage?
A: AKA being in first position. This means that with very few exceptions the investor in first position gets paid first in the event of a default. For the safety of our investors, DREAM only handles first mortgages.

Q: What is an investment mortgage?
A: It is an investment mechanism where the mortgage holder (mortgagee) is the investor. For example, if a person goes to the bank for a loan, that person (mortgagor) would give the bank a mortgage to secure the loan. The bank is said to be the investor.

Q: What is a Loan Service Agreement?
A: It is a document signed by a mortgage investor and a loan servicing company detailing their relationship.

Q: How does DREAM make its money?
A: DREAM gets paid a percentage of the payments it collects on behalf of the investor. DREAM does it’s own in house mortgage processing to ensure only the best situations are funded. After all, DREAM gets paid ONLY if the investor gets paid.

Q: Is there any fees to begin investing in DREAM mortgages?
A: There is a one time processing fee of one percent of the original amount invested. It is used to offset the cost of paperwork and fees associated with bringing on a new investor.

Q: As a percentage, how much could I expect to make?
A: Presently, investors are netting 11% with an APR slightly higher.

Q: What is return on investment?
A: It is the money that you make as a result of the money you have invested.

Q: What is meant by Loan to Value (LTV)?
A: A properties (market) value is determined by a current appraisal, done by an accredited firm and ordered by DREAM. We accept no others. They are sometimes adjusted in house. We will then loan up to approximately 50% of the adjusted appraised amount.

Our Investment Product

Q: What is an investment mortgage?
A: An investment mortgage is an asset. It is a legally recorded instrument that would appear on your financial statement. It is secured by real estate. It may be bought, sold or borrowed against.

When a property owner is purchasing, refinancing or wishes to take equity out of a property in the form of cash, that person would go to the bank. In this case you are the bank. And DREAM is your “Mortgage Department”.

Q: Is an investment mortgage a security product?
A: No. You own the mortgage entirely and have full rights. Your name is vested on it and it is officially recorded in the county records.

Q: Are investment mortgages a safe investment?
A: As with any investment, DREAM recommends that you include your Accounting/Legal professionals in your planning. No investment is without risk; however at DREAM, we are proud of the efforts we make to reduce risk to our investors. After all, we are investors too!

Q: What safety features are built into DREAM mortgages?
A: We do every thing we can to choose borrowers with the highest likely hood of paying. Some of the ways we do it are: charging no points to the borrower and creating short term interest only loans to keep the borrowers payments manageable and giving them a chance to get institutional financing in the near future. Just to name a few.

Q: How much or little may I invest?
A: Our mortgages run from about $15,000 to $200,000. So far all of our mortgages have been owned by single entities. DREAM is not yet able to fractionalize notes.

Q: What terms may a borrower expect?
A: Through years of experience and study, DREAM has a standardized product that works well for most investors and borrowers. That is not to say that there is no room to accommodate an investor’s or a borrower’s particular situation, but we start with a basic package and work from there.
Without adjustments, a typical loan would have terms of:

50% Loan To Value, 14% monthly interest only payments, with a two-year call, First position to our investor

Property & Borrower Qualifications

Q: Can DREAM’s mortgage as Investment program be used to finance someone’s home?
A: No. DREAM’S mortgage as investment product is for commercial, income producing or business properties only. We have no Mortgage as Investment product to serve owner occupied residential borrowers.

Q: How does DREAM decide which properties & borrowers to invest in?
A: Of course, not every request for funding is processed by DREAM for a mortgage loan.
We choose a conservative path, and only loan in the vicinity of 50% Loan To Value. Our concern is with the real estate being mortgaged, much more than the information on borrower. We have had borrowers of all kinds, good credit, and bad credit, able or not able to get financing elsewhere. We even service borrowers from Canada and the UK.

Q: Are there geographic limits to your mortgages?
A: Presently DREAM only services Erie and Niagara Counties, New York.

Q: Isn’t there great opportunities else where in New York for this service?
A: Yes, however, we are here to serve our investors. It is important that we do not spread ourselves too thin.

The Loan Origination Process

Q: Why does DREAM do its own mortgage origination?
A: For control. We want to know as much about the property and borrower as possible. We could farm that service out, but we know that for the maximum security of our investors, we would rather do it ourselves.

Q: How does a request for funding actually become a mortgage instrument?
A: DREAM has a highly experienced loan processing staff. Upon getting the go ahead that a funding request will be entertained, they go to work accumulating documentation of many kinds on the property and borrower. On the borrower, in most cases a 1003 form or basic standardized mortgage application is requested along with a credit report. Along with identification verification, including a patriot search (not required, but done as an extra safety feature for our investors) these paint a pretty comprehensive picture of a borrower.

On the property, a new appraisal, updated title search, surveys, tax search. UCC search and in many cases a site visit by a DREAM staff member.

All of this information is received and processed. An offer to finance is issued to the prospective borrower along with an estimate of their closing costs. When requested, we work with the borrower’s attorney to ensure everyone is comfortable with the process and the product.

We enjoy many referrals form investors, borrowers and attorneys. That is a good measure of how easy we make it.

Matching an investor to a loan

Q: What is the process for determining who gets which loans?
A: For the greatest part, mortgages are made available to investors on a first come, first serve basis. It is not unusual for an investor to establish a relationship with DREAM and have to wait a little while for an opportunity to come available. On the other hand, some times there is an inventory available to work from, and investor can get in immediately.

Q: Are all mortgages created equally-risk wise?
A: Remember, DREAM gets paid a percentage of the payments it collects on behalf of an investor. It doesn’t help us one bit if some one defaults. When DREAM processes a mortgage for an investor, it certainly has that in mind.

The Loan Closing Process

Q: Is the investor involved in the loan closing process?
A: It is not necessary for the investor to be involved. In the case where a loan is assigned to an investor prior to closing, the investor or their representative may attend the closing as an observer.

Q: How and where are the loans closed?
A: Situations vary with attorney schedules, availability of venues and recording procedures. In the case of mortgages, the terms have all been worked out and accepted in advance and it is only a matter of signing documents. We use the courthouses, attorneys’ offices and we also have a closing area in our office.

Documents

Q: What documents will I receive as evidence of my investment?
A: The first document you will sign and keep is the DREAM Loan Service Agreement. It outlines the relationship between the investor and DREAM. It also serves as your receipt for the funds to be invested. After the recorded mortgage, which lists you as the mortgagee, is returned to us by the appropriate County Clerk’s Office, it is put into a package along with the Note and a fully executed copy of the loan service agreement. That package is then put into a filing envelope and sent to the investor. The configuration of the envelope is such that it can be used to store the records for the entire investment.

Q: Who keeps tract of payments, late payments and records relating to the mortgage?
A: We do it all for you. You will receive a monthly (or quarterly-depending on your preference) running statement of activity on your account along with any other communications relevant to the servicing of your investment.

Loan Servicing

Q: I understand that DREAM collects the payments, but who handled all other matters that may come up?
A: DREAM does. Our loan servicing department handles your incoming payments and if necessary, late fees in accordance with the Loan Service Agreement. We also keep a check on the general maintenance of the property, monitor compliance in the paying of real estate taxes, and hazard insurance.

In the event of a default DREAM immediately becomes the property manager and begins the process of disposition for the investor.

On the eighteen month anniversary on the mortgage a letter goes our to the investor and the borrower, asking their intentions upon the call date. DREAM then takes the appropriate actions to ensure that all goes according to their plans as close to that date as commercially possible.

Payments and reports on my investment

Q: How and when do I receive my return on investment?
A: We collect the payments directly from the borrower. That money is deposited into a dedicated account for incoming payments. On the 25th of each month-or the beginning of each calendar quarter (your choice), we cut and send your check for that period. Some investors have opted to open an account at The Bank of America, (That is where our company accounts are) where we can transfer the funds directly into your account. On our end, they are blind accounts. We can only make deposits into it, we do not have access to information it contains. Another method is to keep us supplied with deposit slips. If it is going to Bank of America, we will gladly make the deposit at the teller’s window on your behalf.

Q: What about late payments?
A: When DREAM collects a late payment on behalf of an investor, we pass 100% of that late fee on to the investor. It will appear with the next monthly or quarterly disbursement.

Q: Do I get some sort of statement from DREAM?
A: Yes, you will get statement based on the monthly or quarterly schedule you choose.

Punta Gorda to have nations worst housing price drop

Marco Island Home Owners, don't get too excited -- we are on the list at #5.

Moody’s Economy.com predicts the Punta Gorda area will see the worst declines in the nation, with a 35 percent drop. A drop of 29.6 percent is predicted for the Naples-Marco Island housing market, which ranked No. 5 on Moody ’s predictions of worst declines, while the Cape Coral-Fort Myers market was No. 22 on the list, with a decline of 22.6 percent.

Why did this happen?

The median home price in all three markets more than doubled between 2002 and 2005, based on figures from the National Association of Realtors and Moody’s Economy.com estimates, he said. Those figures show:

The Punta Gorda market rose from roughly $110,000 to about $230,000.
The Naples-Marco market rose from approximately $250,000 to $525,000.
Cape Coral and Fort Myers rose from about $130,000 to $290,000.

Just another thing Marco Islanders need to consider when pricing their homes on the Market.

Marco Island Check Your Auto Insurance Policies!

Starting January 1, 2008 personal injury protection insurance is, again, the law in Florida. Marco Island residents should check their auto insurance policies to ensure it is added to your policy.

Do it now, or you could get an expensive ticket.

Call your insurance agent, or go to your insurance company ’s Web site, and download proof that your automobile coverage meets Florida requirements. Any policyholders who don’t already have PIP coverage must obtain coverage by Jan. 1, and be able to show proof of such. The new legislation contains the following provisions:

Requires health-care providers to demonstrate certain qualifications before they can receive PIP reimbursements.
Reserves $5,000 worth of benefits for physicians who provide emergency services or inpatient hospital care.
Streamlines the legal process for disputed claims by requiring that all PIP claims related to a single provider for the same injured person be joined in a single lawsuit.
Authorizes the Attorney General, in addition to the Office of Insurance Regulation, to take action against insurers who demonstrate a pattern of not paying valid claims.

Just what every Marco Island Resident doesn't want to see. Another negative headline involving Marco Island. Recently I wrote about the Madeira and now this NY Times Headline today... There are 15 homes on Marco Island that are involved in this Federal Inditement filed in United States District Court according to the Marco News.

Mortgage Fraud hurts real people and it is scary to think that Florida leads the nation in this crime. Marco Island properties are part of Federal prosecutors indictment of 31 people in connection with a mortgage fraud scheme involving at least 28 properties in South Florida and fraudulent loans totaling more than $14.2 million.

You have to wonder how many homes on Marco Island have been affected by these Mortgage Fraud schemes. First there was fraud with the values going up, now there is fraud with the price correction that the area is experiencing. Marco Island borrowers can protect themselves -- as long as they know the warning signs and resist the temptation to bend the rules.

Just remember Marco Island if it sounds too good to be true, it probably is.

The Palm Beach Post had an article ( link )this week regarding developers in Stuart Florida - the county seat of Martin County Florida. The city officials are bracing for an influx of developers looking for extensions on their development timelines.

Due to the market conditions they have been unable to continue their efforts to develop land that they purchased 2-3 years ago. Planned Unit Developments that are reaching the end of their original approved building timeline are now in jeopardy of ever being built due to the lack of financing available for new construction… and not just in Florida!

The biggest blow to development in this Florida market is that lenders are just not funding projects right now without major pre-construction sales numbers.

Back in January I decorated a home on Marco Island. In that process I have discovered something that changed the cleaning process for me -- something that makes life easier. It doesn't matter if you are living in one of the Beachfront Condos, a Luxury Home or your very first home. This product will work for everyone!

When I go to a home to photograph for a listing I will be taking Dirtex Cleaner by Savogran and coffee filters with me! Yes Coffee Filters! I used to keep Windex and paper towels, and thought I was really smart. I would have to use a lot of elbow grease to get the glass to shine and then I would have lint to deal with. There is an added bonus, it seems that the glass stays cleaner longer too!

Well my handy Ace Hardware shared a secret with me and I am a believer. And I am sharing this with you! This stuff is absolutely amazing and it works so easily. Coffee filters are lint free and perfect size for you to work with!

Now some coffee fans, might not agree with using their coffee filters for cleaning, but they are rather inexpensive. I apologize if I offend anyone...

This is an example of cheapest isn't always the best -- the stuff is almost twice the cost of Windex. That sometimes you spend a little more money but get better results.

Florida Mortgage | Subprime Bailout ~ Preliminary views of the plan

I had to at least make a mention of the new plan to bail out the Subprime Mess and I was in a Clint Eastwood Western sort of mentality. So, I will relate my feelings to the Good the Bad and The Ugly.

I think that in all, it will help some people... but I just don't believe the way that things are being carried out are in the best interest of the masses for more than one reason.

The Good - There are a lot of loans that are about to jump, some even double. This Congressional Bailout of these borrowers will help those people who are about to get a shock... a BIG shock.

The Bad - OK... so these borrowers have some relief.

Now the big test is will they learn their lesson from the scare and start a financial plan to get themselves on track for the big three issues for a loan application so that they can refinance in the future.

They need to work on:

Credit
Income
Assets
Also - Equity

The Ugly - now this is where I'm going to be bordering on ranting.

Congressman Barney Frank - are you reading this??

This plan is by far one of the most dangerous pieces of legislation in US History. This was bred from ignorance and arrogance.

I do not care how bad this problem is or will become...

The Mortgage Industry is built upon the freely moving, market driven Mortgage Backed Securities Market. Rates, programs, etc are all based on this FREE market that is without government interference!

The US Government has NO business regulating this market and industry in anyway.

YES! The Homeowners are hurting... but they have been in this position for at least a year and have heard enough news that this storm was coming. Ohh... now I'm unpopular...

But... there are investors around the world who bought into these investments. They made the decision to back risky mortgages and who's right is it to tell them that they do not deserve the returns that they signed up for??

No ones! Especially not the Federal Government of the United States.

Their parents sacrificed during World War II, but then spoiled them rotten. That is how we got the first ME generation.

Dow Jones reports that, even though many Boomers are multi-millionaires, they are leaving little of it to their kids and spending it all on themselves before they die. That is very evident on Marco Island as we see these boomer's start to turn 65 and purchase their dream retirement homes here on Marco Island.

They are well funded and these Boomers are ready to enjoy the good life. So what is a baby boomer to do? Scale back their lifestyle to save money for future generations, or live the good life?

You got it -- they are going after the FLORIDA LIFESTYLE!

Marco Island is the lifestyle that they want to live. Year round perfect weather to enjoy the beaches, golfing, fishing, tennis, great dining, boating and incredible sunsets. Enjoy their days with the all recreational activities they can handle.

And it appears they are all coming here to Marco Island!

Marco Island is a great place to visit and even a better place to call home! There is a wide variety of dining options on Marco Island. There is your fine dining, pizza places, your casual dining establishments and of course there is seafood!

Once such place is Big Al's Deli and it just so happens to be one of my favoirte places to get a sandwich or soup on Marco Island. But I am not the only person that thinks it is terrific! At lunch time there is always a line at Big Al's. If you are taking out, call ahead and just pick up your order, it is a lot faster. Bonus idea --pick up your take out and then head over to Mackle Park or Resident's Beach and enjoy the sunshine.

If you are on Marco and need a place to go for lunch definately go -- But not on Sunday's they are closed! My favorite sandwich is the Chicken Salad wrap - their chicken salad is the best I have had! And if you are in the mood for chicken noodle soup -- get their early it is made fresh and once they sell out, you are out of luck! It is that good!

Marco Island has a lot of wonderful treasures, and Big Al's just so happens to be one of them!

Christmas Island Style

It is beginning to look a lot like Christmas on Marco Island!

There might not be snow on Marco Island but that is not stopping Marco Island Residents from getting into the holiday spirit with Christmas Island Style. Now that the Christmas Tree is lit at Marco Town Square Christmas Island Style swings into full force.

There is no doubt about it, Christmas on Marco Island is special, and thanks to the countless volunteers Christmas Island Style makes it so with:

11th Annual Home and Business Decorating Contest kick off
Christmas Island Style Street Parade will be on December 15th.

The Christmas Island Style Lighted Boat Parade will illuminate Marco Island waterways this Saturday at 6 p.m. The festive fleet of sail boats and yachts will parade Marco Island waters starting at Factory Bay and follow the coastline toward the Jolley Bridge before looping in front of the Marco Island Yacht Club. The Parade will continue on towards the Marco Island Marina, the Pier 81 and Riverside Condominiums up to the judges stand at Snook Inn. There are many wonderful locations to view the parade including many private residences on the parade route, Marco Island Yacht Club, Smokehouse Bay, The Esplanade and of course the Snook Inn!

The Christmas Island Style Gala takes place this Sunday at the Island Country Club. Festivities begin at 6 p.m. with a cocktail hour and sit-down dinner served at 7 p.m. followed by dancing to music generated by DJ Dominic. Tickets cost $70.

Marco Island’s 11 Annual Christmas Home and Business Decorating Contest kicks-off on Monday and Tuesday, with preliminary judging starting at 6:30 p.m. on both nights. LCEC has been the premier sponsor from the beginning, and has provided the funds for the new cash prizes that will be awarded in 2007 to all 20 Home Decorating Contest finalists ($500 to the winner and $100 to 19 finalists). The Business Contest Winner will also receive $100.

The Christmas Island Style Street Parade will take place Dec. 15, at 6:30 p.m. This year there are approximately 50 organizations taking part in this community event.

Celebrating their 60th Anniversary of giving in 2007, the U. S. Marine Reserves are once again collecting Toys for Tots. This is a terrific organization that gives hope to underprivileged children in the United States. We all see the collection sites around Marco Island and Naples Florida, but do we really know the rich history behind Toys for Tots?

The Marine Corps Reserves began a humble campaign in 1947 in Los Angeles California by Major Bill Hendricks (USMCR) collecting more than 5,000 toys to give in the Los Angels area. The Marine Corps has been collecting toys ever since. Bill Hendricks, a U. S. Marine Corps Reservist was the Director of Public Relations for Warner Brothers Studio. This position enabled him to get many celebrities involved with Toys for Tots.

Celebrity involvement includes:

The original poster was designed by Walt Disney in 1948 along with the Train logo
Nat "King" Cole, Peggy Lee, and Vic Damone recorded the Toys for Tots theme composed by Sammy Fain and Paul Webster in 1956
Celebrity Spokespersons from the Entertainment Industry include: Frank Sinatra, Bob Hope, Johnny Carson, Charlie Daniels, Barbara Eden, Andy Griffith, Glen Campbell, and Tim Allen to name a few.

Today the Toys for Toys program has grown to a national campaign with more than 116 million children receiving over 231 toys over the past 60 years.

How Does The Toys For Tots Program Work?

The U. S. Marine Corps Reserve coordinates the collection of new, unwrapped presents and then coordinates delivery to appropriate agencies to identify and give the toys to needy children. You can assist the U. S. Marine Corps Reserve by:

Why Only New Toys?

From 1947 to 1979 the U. S. Marine Corps Reserves collected new and used toys, spending time repairing used toys. In 1980 this practice changed because:

The Reservists were being used for Defense purposes and no longer had the time to repair toys
Public awareness to health and safety during the 70’s made distribution of used toys a legal issue
“Hand me down” toys did not send the message the Marines wanted to send to needy children – they wanted to deliver a message of hope. A shiny new toy was the best means of accomplishing their goal of building self-esteem and future community leaders

How Marco Island Residents Can Help?

The Marine Corps League of Naples has kicked off the 2007 Toys for Tots campaign in Pelican Bay, the largest contributor of both money and toys donations in Collier County.

Last year the Collier County community contributed over $20,000 and more than 8,000 toys to help the Marine Corps League collect 24,477 toys and raise over $30,000.

This year, the league has set about to increase the contributions of toys for the children ages 10 and up, an age group which generally has a shortfall each year. The league especially needs wheels — from tricycles to 20-inch bikes for the bigger kids.

Donations can be made by contacting Bob Kearns at 455-4725. The organization can also arrange for communities to receive toy collection boxes for the league to pick up.

In this age of tear downs on Marco Island to build bigger and better, we are losing a bit of history quickly.

Marco Island has a limited amount of space and those searching for the ideal location to build their Luxury home on Marco Island are always on the prowl for the ideal location. So it is refreshing to see that the Barfield family is taking the high ground and looking to preserve a piece of history. The midden is comprised of 15 feet of shell deposits that represent periods dating back 1500 years. This property is a site listed on the Florida Master Site File due to its archaeological significance. It contains a large mound of significant deposits that represent prehistoric activity.

Otter Mound is a shell midden located within a neighborhood on Marco Island. The Otter Mound project is located in Collier County and consists of 1.78 acres. It is approximately 0.5 miles west of Deltona Lands, state-owned conservation lands that serve as mitigation for development on Marco Island; and approximately 3 miles west of Ten Thousand Islands National Wildlife Refuge. A multi-level shell wall constructed during the early 20th century surrounds portions of the mound. A mature tropical hammock dominated by a mixture of native and non-native species covers it.”

I have been enjoying reading the Marco Island Blog for some time now. It seems that they are the only other Blog out there at this time really writing about Marco Island. I will admit they hit a lot harder than I do. I still, at times, have hope that the City can right the wrongs and be the Island Paradise it was destined to be.

This is really a site that a Marco Island home owner should review. But I am getting away from the real reason I was posting this.

Today there was a post that I got a chuckle out of. I read this post and all I can think of is the episode of Desperate Housewives when Gabrielle Solis cuts her lawn in an expensive Designer Gown. The description of the show doesn't seem all that far from Marco Island. "A primetime soap with a truly contemporary take on the "happily ever after," "Desperate Housewives" takes a darkly comedic look at suburbia, where the secret lives of housewives aren't always what they seem. "

There are times that I just shake my head at the stupidity on Marco Island. Now don't get me wrong, I love the Marco Island. I called Marco Island home for several years and visit several times a year. I still have friends on Marco Island with lovely homes. The latest regulation that has been suggested is proof of legal residency from landscape employees on Marco Island.

Project Stupidscape is just another instance of people not thinking things through all the way before they act. Could you really envision all those absentee owners cutting their own lawns? No I didn't think so either... Or how about all those women on Marco Island who live here? This could make for some Desperate Housewives on Marco Island!

Marco Island Homes Tour Date Set By Womens Club

Costly question looms over Marco Island City Council

Just the other day I wrote about the canals and bridge clearence on Marco Island in Marco Island Boating and Bridge Safety. Little did I know that at the time there was a controversy brewing about two of those bridges on Marco Island.

Marco Island city leaders need to fix two bridges deemed unsafe by the Department of Transportation. But many people are worried because they say a quick fix solution could put lives at risk. Both the Smokehouse Bay Bridge and Caxambas Bridge are in need of major repairs on Marco Island.

Caxambas Bridge $2.5 Million to fix or replacement with a cost of $15 Million. Unable to come up with the funding for the major repairs, the City has opted to spend $700,000 on only minor repairs and extending the life of the Caxambas Bridge 2-5 years.
Smokehouse Bay Bridge is another $12 Million to replace, which the city has $5 Million dollars earmarked for the project. That is still $7 Million short.

This is just something else that the City of Marco Island cannot afford. There are more than 300 bridges in Collier County. The state lists the Caxambas Bridge as one of the 10 most inadequate. The question now is what to do with it.

Marco Island Boating and Bridge Safety

Marco Island is a boating community with many Marco Island homes and condos set on canals. Between 1964 - 1965 the Deltona Corporation started building seawalls to create Marco Island Waterways. In building all of those canals, there was need to have bridges built to help people navigate the roadways.

With the development of Marco Island there were a variety of Lots available. Today there are approximately 120 miles of seawalls on Marco Island. The first seawalls were constructed in wood with whaler tieback systems. They soon converted to cement reinforced with a mixture of wire mesh and steel rods.

Not all of these homes are direct access to the Gulf of Mexico or the Marco River. Some of these homes must go under a bridge (commonly referred to as Indirect Home) and others do not. It is important to understand the limitations that these bridges place on the type of boat that you can have because of the Bridge Heights.

While the real estate market is definitely in a bad place in Florida, many big, national banks and big, national builders are feeling the pinch.... some are even hitting the bricks - figuratively speaking.

With announcements that Hollywood Florida based TOUSA and Fort Lauderdale Florida based Levitt & Sons are filing bankruptsy, and that Levitt ceased all construction due to massive debt... it would seem that we've seen the end of development in Florida until we absorb what we already have... but that may not necessarily be so!

Now that some of the big boys are hurting, a new breed of smaller, leaner developers are descending on Florida like Snowbirds of Prey.

These developers are well positioned to find abandoned projects, builder close-outs, and distressed projects at bargain prices that are ready to be salvaged.

These new, smaller developers are more nimble and more agile than the big names like D.R. Horton, K. Hovnanian, Toll Bros. and GL Homes. They can buy smaller parcels and still make money on them.

They also have the vision to pull off more interesting projects that have margins that are significantly lower than a big developer's shareholders require.

Couple with this the terrible brain drain due to the middle class heading for the greener pastures with lower property taxes, these developers are able to build condos & townhomes that will help first time home buyers, low and moderate income buyers, and local workforces find properties near where they work at appropriate prices.

Keep an eye out for these Snowbirds... and if you're sitting on a project that needs some TLC to get it off the ground, think of them fondly. They might just want to partner with you to make your project a reality!

First American Title Company, the nation's largest Title Insurance Service Provider, agreed to pay fines of $5Million for setting up 87 "sham" title insurance agencies in Real Estate and Mortgage offices throughout the state. These "agencies" would then pass fees onto the limited partners, a.k.a. the Realtors and Mortgage Brokers - which the State of Florida views as a kickback.

State and Federal Laws prohibit any Real Estate or Mortgage Professional from accepting any referral fees from Title Insurance Business.

Marco Island is an Island Paradise in Collier County Florida that many want to call home. Have you taken the time to stage it to it's best advantage? In this Buyer's Market, you need to do everything possible to make your home the most appealing in your price point. There are many people out looking for Luxury Homes on Marco Island and they expect to see the best! Make sure that your Marco Island Realtor shows you your competition before you price your home.

Here are a few things that you can do that can do to ensure your Marco Island home is appealing:

Let's Talk Clutter.

Are countertops free and clear?
Are closets packed full? Empty out items, make them feel spacious.
Have you removed unnecessary furniture throughout the house?
Take down any religious items and family photos. You want potential Marco Island Buyers to project their stuff, not focus on how much the like/dislike yours.
Remove the art gallery and coupon collection from the refrigerator.

Bathrooms.

Are the surfaces clean and clear?
Place a pretty floral arrangement or basket of soaps in the room. Add a couple of candles. Think about luxurious spas -- evoke that feeling!

Look in the corners -- are their any dust bunnies? If so remove them!

When was the last time you looked at your windows?

Are all the windows clean?
Are draperies and blinds clean?

About Pets, Smokers and other Odor issues...

Are there any signs that this is a pet's home? Be sure to clean and remove kitty litter, pet toys and bedding.
During this time make sure your dog is bathed on a regular basis, it will help with the pet odor.
Make sure your pet is out of the house if at all possible during showings.
Try to air out the home prior to showings. Especially if you have a smoker in the house.
Air Fresheners can be offensive and they can aggrevate someone with allergies. Use them sparingly.

I got a very interesting Google Alert this morning about Marco Island entitled The memory, it gets fuzzy in the heat reported by John Kass of the Chicago Tribune.

It caught my attention with the reference to a Penthouse on Marco Island, so I had to click and read. Then I read the article and thought, now this is an interesting tale of corruption. Better than some of the intrigue we see on TV these days. And all around the latest jewel in the Marco Island crown -- The Madeira. This is an interesting reading for Marco Island residents...

For those of you not familiar with The Madeira, on Marco Island was completed in October 2006. Situated in the center of Marco Island's Crescent Beach of sugar sand as you can see from this Aerial View of the Madeira. This European designed condo has 101 Residences ranging from 2,631 up to 6,500 square feet. Exclusive Living is an understatement.

The beach level has 7 residences with expanded garden terrace and stairs directly down to the beach.
There are 8 units per floor for the 1st 10 levels, then 4 units per floor as it cascades up with the Estate Residences and then topped off with 2 Penthouse level units. This is a far cry from the very first condo that was built on Marco Island Beaches - Emerald Beach.

Marco Island Septic Systems 101

Marco Island is an Island Paradise that many call home. There is currently there are home converting from private septic systems to the public sewer system on Marco Island. Many people on Marco Island have existing septic systems.

Here are some basics that everyone who has a septic tank or thinking of purchasing a home with a septic tank should know:

First off there are several thing that you should not flush into your septic tank:

coffee grinds
dental floss
antibiotics
disposable diapers
kitty litter
sanitary napkins or tampons
cigarette butts
condoms
fats, grease or oil
paper towels
paints, varnishes, thinners
photographic solutions, pesticides, or waste oils

Your septic system should be maintained regularly. Repairs can costs thousands of dollars while periodic inspection and pumping costs a couple hundred dollars. Having regular maintenance and good records will make selling your home later easier. Inspections should happen between 3-5 years dependent on the usage at your home. Pumping your Marco Island septic tank is probably the most important thing you can do to ensure it operates properly.

Some things that you should not do around your septic system:

Don't drive over your tank or cover with a hard surface such as concrete or asphalt.
Only plant grass above your drain field. Roots from trees and shrubs can clog and damage the drain lines.
Garbage disposals increase solids and increase the need for pumping
Never enter a septic tank -- toxic gases can kill

Marco Island Veteran's Park - What's going on?

I just read an editorial from the Naples News - City should manage asset in taxpayers’ best interest. Interesting question brought to light, it has been four years since Marco Island purchased that property from Dale Glon for $10 Million.

The seven acre site was set aside for a park and community space - Veteran's Park. Not development. At the time of purchase the City presented grand ideas for the property. I remember seeing the drawings and thinking that the City really got it right. People clearly want to have the development of Marco Island slowed down. Many are not happy with what is happening. There doesn't seem to be any movement towards building a park. The space has been used as a staging ground for all the road construction on Marco Island.

But wait, there is the density rights that is valued at $2 Million -Marco weighing density rights issue. Here is the core issue!

Does the city outright retire those rights?
Do they use the ability to transfer those rights to another area of the City? And if so where would they put those rights to?
Do allow development to proceed on the Glon property and forgo a park altogether?

Back in August, the Marco News reported in MICA: When do you want to see Veteran's Park Developed that in the MICA's most recent poll that in 2007 79% of those that responded wanted the park developed in less than 5 years. So why would this editorial suggest that the City sell the development rights in those that live in the city clearly want the park developed?

What is the right thing to do for Marco Island? Marco Island City Council should really listen to the public. They want this park, the city of Marco Island is missing a cultural center, and this is the prime opportunity to do it. But will they?

Marco Island Florida Mortgage | Builders Focus on Value

This is a little departure from my normal posts that are mainly informational - call it an Opinion Piece.

The Real Estate Industry in Florida is hurting as evidenced in all the bad news being reported. It isn't all bad, as the reporters would like you to believe. Houses are selling because there are people that need to buy and there are those that are finding bargains already.

Now builders are spending their time marketing value and affordability into their homes... the reverse of the trend when they were marketing luxury and amenities. Honestly, they should have caught on sooner.

Affordability... Value... Attainable... Steven Webster at the Florida Workforce Housing Network discusses how these new buzzwords are showing up in builders' marketing efforts. He cites that Lennar challenged local builders to build affordably and Centex chose the path of becoming Florida's leading affordable housing builder.

This article would not be complete without discussing the other side of the story... the Real Estate Industry has another industry that it works hand in hand with that needs to be a consideration of these builders - the Lending Industry.

You see... the big, production builders builders can control most of the costs related to the homes they are building. What they can't control is mortgages.... only the market itself can do that!

My recommendation to builders is to keep in mind what buyers need - affordable payments. This means making sure that the larger homes stay within conforming lending limits so that the interest rates stay low. It also means to quit blackballing lenders and mortgage brokers from projects. The buyer should have free choice of who they use and all the enticements from the advertisements to buy.

For buyers who will need 100% financing, builders should make sure to keep an eye on the median home prices in the area - that will be the lending limit for FHA, Fannie Mae and Freddie Mac 100% loan programs. Builders could offer to pay closing costs up to 3% of the loan amount as an enticement for $0 down homes.

This was announced on Monday and who on Marco Island is really surprised? The controversy has been around for some time.

No I have never really been a fan of their homes, and yes there is a lot of controversy on the subject. Just read the comments over at the Marco Island Eagle Article!

"And it opens a new chapter for the company, according to a press release issued by Dan Dufault Sr., the CEO of RE/MAX Results and Enterprise Construction. Enterprise Construction, the contracting entity of RE/MAX Results Realty on Marco, announced it filed for Chapter 11 bankruptcy Monday."

Interestingly enough the bulk of the people in the on-line poll believe it has nothing to do with monies owed by customers or the downturn of the Marco Island Real Estate Market. Neither do I.

This should be very interesting to follow over time...

Marco Island City Council Forms Committee to Review Vacation Rentals

Marco Island is an Island Paradise. Many people have moved here after spending a vacation in one of the many homes that are available for rent on Marco Island. They enjoyed their stay decide to purchase and move here themselves.

Many of those that call it home are upset with the vacation rental properties. Many people have invested in a second home on Marco Island and rent it out. Many people never even notice that each week homes turn over because the owners have strict control over the rentals.

Lenders have begun sending out letters informing their borrowers that their loans are due for adjustment. So your Adjustable Rate Mortgage is about to adjust and you want to know what to do? This is a dilemma facing many homeowners right now due to the huge numbers of 2-5 year Adjustable Rate Mortgages that were written in the past 6 years.

So what is the best exposure for your Florida home?

Well that is entirely up to you. Here is a brief breakdown of the exposures and their pros and cons:

Southern Exposure

Southern Exposure is the most popular exposure in Florida, which gives you sunlight on you pool deck all day long. Another benefit of southern exposure is that the sun never shines directly into your home always right across your lanai.

Eastern Exposure

Eastern exposure gives you sunlight on your deck until around 2:00pm afterwards your lanai cools down making it a great place to relax and possible even sit down for drinks. The negative of Eastern Exposure is that the sunlight comes directly into your home in the morning heating your home and causing glare.

Western Exposure

First of all... Location, Location, Location.
Second of all... Notice Ski Lodge, Hamptons, Getaway, Beach... Those are descriptives that help qualify the property as Significantly Superior.
Third of all... and this is the tricky one... it isn't an investment property!!!
Fourth... you're really committed to the property being a place that you will use for part of the year and set it up to use it like a second residence.

Marco Island | One step closer to new Caxambas docks

Marco Island is a popular boating destination, often many use Marco Island as the last stop on the way to the Florida Keys. With its easy access to the Gulf, Caxambas Park on Marco Island is a popular place with boaters and fisherman.

And where there are boats, there are boating accidents. That's why the City of Marco Island and Collier County are joining together to satisfy the needs of both fervent boaters and the rescue personnel who provide assistance when something goes wrong.

The whole project is expected to cost roughly $150,000, city staff said at Tuesday's council meeting, and the city and county are working on a cost-sharing agreement. Milk said the city will probably be responsible for about 20 to 25 percent of the funding.

The project will provide a resource for rescue personnel, and provide the ability to provide services for larger boats and better fishing facilities for fishermen.

Collier County was named after Barron Gift Collier. Well who was Barron Gift Collier?

Barron Collier was a pioneering entrepreneur who grew up in Memphis, Tennessee. He dropped out of school and began working for the Illinois Central Railroad at age 16.

Some of the highlights of his accomplished career are:

Barron Collier acquired the patent for using gasoline for street lamps that made lamps brighter and wangled a franchise from the city of Memphis for street lighting.

Barron Collier also gained advertising experience working with an uncle on a Memphis newspaper, and then acquired a half-interest in a small print shop.

Barron Collier pioneered advertising placards for the horse-drawn streetcars, an innovation, which was to make his fortune. This successful business expanded as a franchise to many other states in short order.

Barron Collier set up a company for streetcar ads there, and eventually owned the franchises for such business in most American cities. If you recall ever reading these cards on some boring streetcar or bus ride, chances are the Collier companies placed them there.

Barron Collier was invited to Florida in 1911 by John Roach, head of the Chicago State Railway Company, to visit his home in Useppa Island, a small island north northwest of Ft. Myers. Barron Collier was so intrigued with the place that bought the whole package for $100,000, and it became his winter home until 1926, when he moved to Florida permanently.

Quietly Barron Collier purchased up just over a million acres in Lee and he hoped to develop the land by improving transportation.

Collier convinced the state legislature to create a new county called Collier in exchange he promised to finish the Tamiami Trail. Collier County was officially established on July 8, 1923, with the Everglades (now Everglades City) as the county seat. This designation remained in effect until after Hurricane Donna, when the seat of government was transferred to Naples.

Barron Collier owned all the area newspapers: Collier County News, Fort Myers Tropic and the Fort Myers Press and a string of hotels among his many business enterprises.
Of international importance, he founded the international organization of law enforcement agencies which today are known as Interpol.

The Tamiami Trail was completed in 1926 with some state and local help, but owing largely to Collier’s determination and financial backing.

A man of tremendous energy, Barron Collier was also instrumental in the national Boy Scout movement. He served as Special Deputy Commissioner for Public Safety in New York, and is credited with the introduction of white and yellow traffic divider lines on highways. Barron Collier died in 1939, the state's largest landowner, at the age of 66, too soon to see his unshakable dream for Collier County fulfilled.

The tomorrow of Florida is dawning," he wrote in 1925. "In its soft light we see the forms of men literally hurling back the wilderness, draining large tracts, building homes, planting great gardens and orchards. Soon will come the blaze of the full mid-day. Picture, if you can, the scene as it will be then!"

Track K Debate Begins Again

Always a hot topic on Marco Island the Track K debate begins again!

The City of Marco Island may soon enter into negotiations with Collier County School District staff to acquire one of the last pieces of undeveloped land on the island not owned by the city.

The Deltona Corporation master plan for the Marco Island community included every aspect of life on Marco Island. Track K was set aside for schools, more specifically a high school. Collier County School Board is not going to build a school there, so the debate begins what to do with the land....

Residents in the area have concerns, parents on the Island have their ideas and taxpayers yet another. Can the city come up with solution that will leave everyone happy?What do you think?

When I first moved to the State of Florida, I was very surprised to find Realtors and Mortgage Brokers that were so busy and so successful that they would limit their businesses to loans, listings and buyers of over a certain dollar value. The reason it was so surprising was that the dollar amounts that were mentioned were enormous to me.

One listing agent I know would not work on listings under $650,000. One Mortgage Broker said "No first time homebuyers". I even knew of some agents that would not take anything but multimillion dollar listings or superstar, VIP buyers.

The most important information to locate is the Date of First Adjustment.

If the Date of First Adjustment is within 12 months, your best bet is to Call your Mortgage Broker immediately for an analysis of your options. Then, we can strategize a way to restructure your loan so that you do not have an adjustment that you cannot afford.

Resident's Beach

Marco Island Resident's Beach offers Bathrooms, Grass Tiki huts and parking.
The city of Marco Island holds a variety of events and celebrations there throughout the year. Access to Resident's Beach is for Marco Island residents only.
Visitors staying on Marco Island can apply for a temporary permit with the City of Marco Island.

Tigertail Beach

There are 31 acres of natural environment and beach amenities. Amenities include restrooms, a bathhouse, five boardwalks, a picnic area, playground, sand volleyball court and a butterfly garden. Kayaks and water bikes can be hired as well as cabana rentals.
A unique feature of this beach is the sandbar that is becoming a new barrier island called Sand Dollar Island. Changes are evident on an annual basis.
Parking spaces total 210, so their is usually plenty of parking at Tigertail Beach. Parking is free to Collier County residents and cost $4.00 for visitors.

Marco Island South Beach Access

Located on South Collier Boulevard, Marco Island, 70 parking spaces, no facilities. $4.00 Parking Fee payable to the Master Meter, or Beach Parking Permit required.
The Beach is open from sunrise to sundown.

Marco Island | Wildlife You Might See

Alligators - Florida has one of only two species of alligators left in the world, the American alligator. Today, alligators have recovered from near extinction.

Brown Pelicans - The pelican flock to docks to eat cleaned fillets and even hooked fish - often with deadly results.

Burrowing Owls - These tiny, nine-inch tall birds of prey are underground dwellers. If abandoned holes aren't available, they will excavate their own homes in grassy fields and vacant lots. Unlike most owls, burrowing owls forage for insects, mice, snakes and other pests.

Dolphins - These wonderful creatures can be found swimming all around Marco Island, sometimes you can even see them in the canals of Marco Island.

Loggerhead Sea Turtle - Turtle nesting season is May to the end of October. Five species of endangered turtles come ashore to lay their eggs on Florida beaches.

Manatees - The manatee is the most endangered aquatic mammal in the United States.

Sand Dollars - Hard to believe these are living creatures, but they are.

Stingrays - Stingrays can be seen from time to time along the beaches of Marco Island. Remember do the Stingray Shuffle while in the shallow waters of Marco Island!

Stone Crabs - Stone Crab season runs from October 15th to May 15th. Once a crab is caught, if both claws are legal size, one pulled off and the crab is thrown back in the water.
